Licensing
If you wish to place your property in a short-term rental program, the property must be properly licensed with the Department of Regulation, Division of Hotels and Restaurants, a Florida Statute Agency. The inspection carried out by a government officer will include checking the following:
1. A Fire Extinguisher
2. All exterior doors to have a double locking system
3. Smoke alarms must be in all sleep areas and living areas
4. A child safety fence is erected around the pool area OR alarms are fitted to all doors and windows leading to pool area
5. Obligatory signs, displayed for guests use
Taxes
A tax has to be paid based on the gross rents received. This is known as Sales & Tourist Tax. If you rent out your property for 180 days or less, the taxes are to be paid. Normally these taxes are charged on top of the rate and paid by the tenant.
We, your Management Company collect these taxes and submit them to the appropriate departments on a monthly basis.
If you, the owner, generate bookings directly, it is your responsibility to declare the rental and pay the due taxes accordingly. You can, however, declare these rentals to ourselves and we can file the taxes on your behalf. They will in turn be shown on your Monthly Management Statement as an expense.
Insurance
All Owners of rental properties must have a current insurance policy in effect, a copy of which must be kept on file at our head office.
Monthly Accounting Statements
Each owner will receive an accounting statement of all monies received and all expenses incurred relating to their rental property. Our statements are sent out on a monthly basis, and fees due are requested at this time. Your monthly statement is a very important document for your year-end taxes.
Our Services
1. Pool Service
Complete cleaning of the pool, pool traps, pump traps, and pump filters. The water is also chlorinated and PH balanced. Chemicals are included in your pool service fee. A filter change is required at approximately 12 months. Pool service is performed on a weekly basis and is billed in equal monthly payments.
2. Lawn Services
Lawn maintenance includes grass mowing, trimming of edges, and trimming shrubs where applicable. Fertilization will be carried out as and when necessary on instruction of the lawn company. This is normally once or twice per year. Lawn services are performed weekly in the growing season and less frequently during dormant periods. Lawn services are performed on a weekly basis and billed in equal monthly payments.
3. Villa Cleaning Service
The complete cleaning of linens, towels, crockery and dishware follows the check out of a renter. The villa is thoroughly checked for damage and if necessary the renter is charged via their security deposit. The home is cleaned throughout for the arrival of the next guests. For stays of 5 nights and above the owner of the property pays this charge. Stays less than 5 nights the cleaning of the villa is added to the renter's invoice.

In Florida the treatment of pests/bugs is vital. The villas interior and exterior are treated thus eliminating all types of insects. Homes are treated on a bi-monthly basis. The service is billed based on twelve equal payments.
5. Maintenance
Towels, linen and breakages to dishware are considered normal wear & tear in a vacation home. Items will be purchased on your behalf and billed on your next monthly statement. Scuff marks on walls, spots/stains on carpets and cleanliness of pool deck are also to be considered, but are only charged when absolutely necessary. If there is ever need for a major repair, you will be contacted.
We charge a small fee per month to manage your property, which is taken from the revenue your property makes for that month of bookings, along with any expenses incurred during that month.

We believe in maximizing an investment’s income generation, so as part of our management program, we also include your property in a vacation home rental program. As there are thousands of tourists to the Kissimmee/Orlando area every year, we offer properties near attractions as a lodging alternative. Your property will be circulated over the Internet, travel agencies, and travel companies such as Travelocity.com and Booking.com.
